Los Cabos offers 50% property tax discount for single mothers

The Los Cabos municipal government will give a 50% discount on property taxes to single mothers and female heads of household in vulnerable situations. The benefit applies to fiscal year 2026 taxes and surcharges. The program runs March through May 2026.

The city council approved the measure during its 19th public session. Municipal attorney Nélida Dolores de Martina Alfaro Rosas announced the agreement. She said the discount lets eligible women meet their tax obligations without straining their household finances.

To qualify, a woman must own the property she lives in as her primary residence. The municipality describes the target group as women who financially support their families and face economic vulnerability. The discount applies to the predial, Mexico’s annual municipal property tax, which homeowners pay to their local government each year.

Women who meet the criteria can apply in person at municipal tax collection offices in the Los Cabos municipal seat and at any of the city’s delegations, the local administrative offices that serve outlying communities including San José del Cabo and Cabo San Lucas.

The three-month window is firm. Property owners who qualify should act before the end of May to capture the benefit.

For the broader property-owning community in Los Cabos, the program reflects the municipality’s willingness to use targeted tax incentives as a social support tool. The discount does not apply to investment properties or secondary residences. Expat homeowners who do not meet the eligibility criteria are not affected by this measure.

Los Cabos has not announced similar discounts for other property owner categories at this time. The municipality encourages eligible residents to bring documentation of ownership and household status when visiting a collection office.
