Los Cabos Brings Property Tax Services to Miraflores Friday

The Los Cabos municipal government will open a free property records and cadastral services desk in Miraflores this Friday, April 24, from 10 a.m. to 3 p.m. The pop-up office is part of the “Catastro en tu Delegación” program, which brings property tax and land registry services directly to outlying communities.

The event will take place at the Casa de la Cultura Francisca Monroy Viuda de Collins in Miraflores, a small town about 45 minutes north of San José del Cabo on the Transpeninsular Highway. Residents and property owners can handle construction permits, title and deed reviews, overdue property tax accounts, and general administrative questions on site.

No Trip to San José del Cabo Required

Normally, property owners in the northern reaches of the Los Cabos municipality must travel to the main cadastral offices to deal with paperwork. The program eliminates that trip for residents of Miraflores and surrounding sub-delegations. All services at the Friday event are free of charge.

The initiative comes at the direction of Los Cabos Municipal President Christian Agúndez Gómez, according to the municipal delegate for the area. The stated goal is to expand access to public services in rural and outlying communities across the municipality.

What Property Owners Should Know

Property taxes in Los Cabos, known as the “predial,” are assessed annually at roughly 0.1% of the property’s value at the time of purchase. Tax statements are not mailed or sent electronically in Los Cabos, which means owners must actively seek out their balances. Overdue accounts can accumulate penalties, making in-person advisory sessions like this one a practical way to get current.

Early payment discounts for 2026 have likely already passed their peak months. Typical discount schedules in Los Cabos offer 20% off in January, 15% in February, 10% in March, and 5% in April. Property owners with outstanding balances can use Friday’s event to review what they owe and discuss payment options.

The event is open to anyone with property in the northern zone of the municipality. Walk-ins are welcome between 10 a.m. and 3 p.m. No appointment is necessary.
