Los Cabos property owners have until March 31 to pay their annual property tax, known as the predial, and still receive a 10% discount. Municipal Treasurer Rigoberto Arce Martínez urged homeowners to pay before the deadline, noting that collection offices and online payment are both available.

Sliding Scale Discount Ends in March

The Los Cabos municipality offers early payment discounts on a sliding scale each year. Homeowners who paid in January received 20% off their predial. Those who paid in February got 15% off. The 10% March discount is the last significant reduction before the annual payment deadline passes.

Some years the municipality has also offered a smaller 5% discount in April, but the official March 31 cutoff is the date Arce Martínez emphasized. After that, property owners still owe the full amount with no reduction.

How to Pay and What You Need

Payments can be made online through the Los Cabos municipal government portal at loscabos.gob.mx. Property owners need their Clave Catastral, the property tax ID number found in their fideicomiso (bank trust) or Mexican deed. Tax records are filed by this number, not by the owner’s name.

In-person payments are accepted at collection offices in San José del Cabo and Cabo San Lucas, as well as at subdelegation offices in smaller communities. The main Cabo San Lucas office is on Camino de la Plaza, and the San José del Cabo office operates near the Transpeninsular Highway.

Property tax statements are not mailed or emailed in Los Cabos. Owners must look up their balance online or visit the Oficina Catastral directly. After paying online, the system generates a receipt that should be saved immediately. Returning to the website later for a duplicate receipt is not possible.

Property Tax Rates in Los Cabos

Mexican property taxes are assessed at roughly 0.1% of the registered property value at the time of purchase. The registered value, called the Base Catastral, is not reassessed annually the way property values are in the United States or Canada. Major reassessments typically happen only when a property changes hands. So even on high-value homes, annual predial bills in Los Cabos tend to be far lower than comparable taxes north of the border.

Residents over 60 who hold a Mexican permanent residency can also qualify for up to 50% off their predial through INAPAM (Mexico’s national institute for older adults). That discount requires a separate enrollment and INAPAM card.

The March 31 deadline applies to the 2026 tax year. Property owners who miss it can still pay through the end of May without penalty, but they will lose the discount, according to the Los Cabos municipal government website.
